industry in retreat?
The sudden tightening of credit on high-risk sub-prime mortgages has led to a property price crash in the US, with devastating effects on the whole economy. The decline in US house prices may also lead to further pain for the country. The effect of a nationwide housing crisis is currently taking its toll across the building industry, and nowhere is the pain more evident than among home builders and developers.
The National Association of Home Builders chief economist, David Sieders, told members at the November, 2007 annual construction industry forecast conference that home building would contract by 50 percent in the next two years, cutting employment by 1-2 million jobs and wiping out many firms. He, and many others within the industry, fear that prices might not start rising again until 2010.
Positive moves
Despite the gloom, President Bush has recently laid out a set of guidelines to help boost the sluggish economy and urged the Congress and White House to work together in a bipartisan manner to implement a stimulus package quickly.
According to the NAHB, both President Bush and Congress recognize the need to act now to enact a short-term incentive plan that will help avert a much feared recession. Many builders feel that any final package should address housing as a key component to help strengthen the economy. Washington policymakers must also take other action to spur economic growth and stabilize the housing market.
